Applicants must meet certain “Low Income” requirements in order to be eligible for its lease. For the leasing agent to verify income, the following documentation must be included with the Application. Typically, income may be determined by three (3) of each contributing member’s most recent pay stubs AND income tax returns for each person, however, a different combination of records may serve as proof of income.

  • Any records of earned income (pay stubs – 3 months or more), any W-2 forms, Income tax return (state or federal)
  • Other income – pension stubs, SSI award letters, unemployment letter, Worker’s comp, Alimony/Child Support, scholarship/stipends, Income from assets, any other public assistance, etc

Full-time students must meet certain independence requirements also. The student must:

  • Be of legal contract age under state law (or at least 18 years old) at time of application;
  • NOT be claimed as a dependent by parents or legal guardians pursuant to IRS regulations (to verify, the applicant must submit his/her tax returns from previous year and parent(s)’s tax returns from previous year to confirm independence);
  • Obtain certification of the amount of financial assistance that will be provided by parents/guardians, signed by the individual providing the support. The certification is required even if no assistance will be provided.
