Who We Are

Founded in 1958, K&S Company, Inc. is a full-service property management firm with a professional workforce of property supervisors, accountants, and leasing agents representing over one hundred years of combined first-hand experience in the management of single-family homes, multifamily residential communities, HOA’s, and commercial offices, cafes, retail spaces, parking lots, and other small business buildings across the Bay Area.
With unwavering commitment, K&S Company, Inc. is devoted to the stable and sustained supervision of our client properties. As a non-brokerage and non-development management firm, we are focused solely on that stewardship. We have no other goals than the provision of harmonious living to our tenants and the maximization of cash flow to our valued clients.

LEASING

  • Multi-website vacancy listings
  • Prospect screening (including credit check and employment verification for tenants and cosigners)
  • Move-in/Move-out inspections and turn-overs
  • Leasing negotiations, executions, and renewals conducted by a multilingual staff

TENANT RELATIONS

  • Tenant relationship management (including all correspondence, notice posting, and evictions)
  • Tenant account review and administration (including late notice, damages assessment, security deposits accounting)

ADMINISTRATION

  • Resident manager employment and supervision
  • Comprehensive property bookkeeping and monthly reporting
  • Rent control, Housing Authority, and Section 8 liaison (including mediations, petitions, and hearings)
  • Commercial tenant Common Area Maintenance assessments and reconciliations

MAINTENANCE

  • Day-to-day maintenance and repair supervision (e.g. property inspections, tenant work order requests, and other small-scale projects)
  • 24/7 on-call emergency maintenance response
  • Major maintenance and repair project supervision (e.g. seismic retrofit, roofing, exterior painting, E3 (Berkeley), and renovations/additions)
  • Third-party contractor and vendor management and project bidding
